Prices apartments in the idyllic holiday resort Seis am Schlern

The Villa Nussbaumer offers fantastic apartments with panoramic views at an attractive price for your holiday in the South Tyrolean Schlern area

We offer two different apartment categories for your stay in Seis am Schlern at the foot of Seiser Alm; either on the ground floor (approx. 62 m²) or on the 1st floor (approx. 50 m²) of Villa Nussbaumer amidst the Dolomites. Our holiday apartments are suitable for 2 to 6 persons with a south-facing balcony or terrace, and a splendid view of the mountains.

All statutory charges, taxes and 10% VAT are included in the price. We charge extra local tax of Euro 2,50 per person (aged 14 years and over) per day, payable on departure, from 01.01.2024 Euro 2,50.

Prices are adjusted if there is an increase in the value added tax.

Should the prices differ from the price list in the booking confirmation then the prices listed according to the valid price list always apply.

During your holiday with us, you receive the “Holiday region Seiser Alm Live” Mobilcardfor the free use of all public transport in South Tyrol*. Are you planning to visit us by train? We are happy to send you the Mobilcard to your home address well in advance; this way you get to use the busses from Bolzano/Bozen or Bressanone/Brixen to Siusi free of charge.

*This includes the regional trains in South Tyrol (Brennero/Brenner – Trento, Malles/Mals – San Candido/Innichen), the busses (intercity, overland and city busses), the gondola cars to Renon/Ritten, Maranza/Meransen, San Genesio/Jenesien, Meltina/Mölten and Verano/Vöran, the Renon/Ritten tramway, the cable car to the Mendola/Mendel and the PostAuto Schweiz between Malles/Mals and Müstair.

Price Conditions
The rate 'from to' refers to the Apartment Type (A and B) and to the occupancy rate (number of people in the apartment):
• Apartment Type A on the ground floor (approx. 62 m²) with 2 bedrooms with 2 beds each (double bed, single beds) and living room with double pull-out sofa, well-equipped kitchen, and bathroom with bathtub / shower, WC and bidet. A maximum of 6 persons is charged in the Apartment Type A (min. 4 persons).
• Apartment Type B on the 1st floor (approx. 50 m²) with 1 bedroom with double bed, living room with double pull-out sofa, fully equipped kitchen, and bathroom with bathtub / shower, WC and bidet. A maximum of 4 persons is charged in the Apartment Type B (min. 2 persons).

Final cleaning charge for 2 persons 80,00 Euro. A supplement of 15,00 Euro is charged for every further person for final cleaning.

For additional person we charge Euro 35,00 - 45,00 for each person and night.


Included in the rate:
VAT, utility costs, bed linen and towels.
The use of the outdoor pool in summer and the sauna area with steam room and Finnish sauna in winter at Residence Nussbaumer, is included in the rate of guests of Villa Nussbaumer.


The Visitor's Tax is not included in the rate.


On the day of arrival, the apartments are ready from 4 p.m.; on the day of departure the apartments have to be vacated by 9 a.m. In case of late arrival or early departure, and in case of no-show the entire period booked will be charged.

Travel Cancellation Insurance
We recommend purchasing travel cancellation insurance. The insurance will cover any cancellation fees that might apply, and you can look forward to your holidays in Seis am Schlern at the foot of Seiser Alm without worries.

Cancellation Policy
You have no right to withdraw under the terms of the consumer protection act, however, we will apply the following cancellation policy*:
• More than 3 months before arrival: No cancellation fee (if a deposit payment has been made, the amount will be credited for the next booking or sent back less a processing fee of euro 20,00)
• From 3 months prior to arrival: Apartment rate for 3 days
• From the 28th day before expected arrival: 100% of the booking value
